McCutcheon Halley welcomes the decision by An Bord Pleanála to grant planning permission to our clients – The Ballymore Group – for this 741 no. residential apartment development located adjacent to Connolly Station in Dublin. This major urban regeneration project consists of eight blocks ranging in height from four storeys (39.6m) to 23 storeys (79.45m). The apartments will be a mix of studios and one-bed, two-bed and three-bed units. The development provides for a wide range of on-site amenities, including a gym, a residents’ lounge, work areas, meeting rooms, dining rooms, and recreational areas to serve future residents. In addition over 3,000sq. m. of retail floor space is provided at street level with frontage onto new streets and public spaces which link the site to the surrounding Rail Station and street network
In making its decision, An Bord Pleanála had regard to the site’s City Centre location adjacent Connolly Station and the Docklands SDZ Area, the nature, scale and design of the proposed development, and the availability in the area of a wide range of social and transport infrastructure. The development includes space for the local GAA and boxing club within the development. The construction phase will seek to work closely with the local community by training, apprenticeship, and employment opportunities for local people.
The permission granted by An Bord Pleanála relates only to the residential element of the scheme. A proposal for the development of two office buildings and a hotel is set to be the subject of a separate planning application to Dublin City Council at a later date.
