Planning permission was secured from Cork City Council for the demolition of an existing dwelling house and ancillary structures and the construction of a residential development consisting of 18 no. residential units compromising 10 no. dwelling houses, 4 no. duplex apartments and 4 no. apartments and all associated site development works including access, parking, footpaths, drainage, bin storage, landscape, and amenity areas.

McCutcheon Halley acted as planning consultants and project coordinator for this proposed scheme.

Key Issues dealt with by McCutcheon Halley on behalf of the client consisted of the following:

Design and Density

During the design process of the proposed development, the design team had regard to the issues raised in the previous application in relation to density and layout. McCutcheon Halley provided advice on the required no. of units for the proposed development to ensure the scheme complied with the density requirement in accordance with local and national planning policy. The proposed development provided a comfortable level of density which did not compromise the residential amenity of the area and delivered a layout which was appropriate in the context of the site.

Future Public Transport Infrastructure

During the process of the planning application, the Council required the development to facilitate a reservation area for the provision of the future BusConnects route along Model Farm Road. Throughout the planning process McCutcheon Halley and the client engaged with the Council and the National Transport Authority and a revised layout was agreed.

McCutcheon Halley engaged with the Local Authority and National Transport Authority to agree a proposal which considered the future provision of BusConnects whilst also complying with the density requirements of the site.  To address the reservation area, the proposed site plan had to be revised to ensure no development was located within the area for the future BusConnects. A layout was revised by the design team and the proposed density was justified by McCutcheon Halley to illustrate the scheme was compliant with the requirements of the Development Plan.

Permission was granted by Cork City Council on the 22nd of March, 2023.
